Average koa, needs rules for pets, golf cart drivers, fireworks. Our site was great and as a koa member with over 200,000 points I’ve seen many. This campground will need lots of work to rank a 10.

Loved the variety of activities provided by the campground. Staff was very friendly. My only complaint is that there was a lot of underage kids driving the golf carts and they drove like maniacs, it was a bit dangerous specially around little kids. The roads could be paved for less dust and more directions signs. The lack of directions signs makes it hard to know where to go at first.

The staff was very rude they would tell us one thing and then do something different. The other staff is a bunch of teenagers. Also you have to be 16 years old to drive a golf cart and I have never in my life seen so many underage kids driving around with five or more people jumping standing up and no one saying a word to them. We paid to have a sewer and our sewer overflowed all over the ground

Many activities for children of all ages. Facilities are of good quality overall. A bit noisy and sometimes rowdy at night; but usually everything calms down before 11 PM. Also I was always a bit cautious with the many roaming golf carts running around (sometimes driven by young teenagers) and espescially at night.

We stayed on 163. We camped with our friends who was on 151 153 155 157. This is our 2nd visit and we loved it. Pools are great. Staff is very friendly. We loved playing mini golf and getting icecream. We rented a golf cart and it was fun. To Improve; zipline climbing was always closed. In the arcade Many machines are not working. Some have out of order signs and some just didn’t work.

been camping at this place 14 years 3 different owners. koa has made nice upgrades to mini golf jump pad ropes course not a fan of golf cart rentals way to many cruising around faster than cars

It was nostalgic as my sister Nancy Holt and her husband, Duncan, owed the campground as King's and Queen's Court. The improvements were very positive. Our site was clean and, for the most part, quiet. The mini golf was a must and my partner Linda is a former gymnast, so she had to try the rope course. Lots of dust around 347 (golf carts and cars. Suggest a morning watering to hold down the dus

This KOA has potential. However they need work. The bathrooms and showers were not cleaned the 5 days we were there. Cars and golf carts constantly flying by. Kids yelling and screaming at all hours. Water slide never open. Just a miserable stay all around. We only camp KOA and this was by far the worse stay.

Not the best of housekeepers for the 2022 season however have hired workampers for the entire season of 2023. The waterslide was open daily and hours were posted.

Most of the stay was decent. Sites were a bit cramped and if you’re looking for any quiet you should probably look elsewhere. Most of the employees were very nice. The one glaring negative experience was at the ropes course. My wife was trying to help my 7 y/o through and the lady running the course was griping and complaining out loud about her; They also lied about the next day being full.

sites are standard sites, 20-40' apart. The ropes instructor told the mother not to go behind the barriers and she did. The ropes course supervisor was professional helping kids get through the course.

Arrived 2 hours after check in site had all sorts of trash on it ....and we were moved from our original site so we were not near our small group that we were with.....very frustrating since this is a very pricey campground.

The site had not been cleaned at that time as it was not an arrival. We did move the guests and they were happy. This was an optimizer issue as the guest were not able to stay with their friends.

Our site was very muddy, bathrooms were NEVER cleaned! And when I say never cleaned I really mean it! Floors had dirt all around, it didn’t matter what time it was, 6am or 11pm, the smell in the bathroom was horrible. Again NEVER cleaned. Kids activities was good. That’s the when plus. Everything else was horrible.

there is a lot of rain during this period last year and people track dirt into the bathrooms right after they are cleaned. I added crushed Pepple stone Infront of each bathroom so this is no longer an issue.

Overall very unhappy with our stay. Our camp site was at the entrance of the campground which essentially felt like we were camping on a main road. The site itself was muddy and dirty. At the back of our site was a smoking section for the pool which made for an unpleasant odor. My dogs stepped on a hornets nest and got stung. Told the front desk and they said we know its been there all season.

Site is a superior site and extra large. Right next to the pool and has spacious lawn. The camper was not parked on the crushed stone and he did not want to move it. We had the area sprayed as soon as we were alerted to the hornets nest.

Short staffed made it so we couldn't utilize all the ropes course and slides being closed on busy pool times of the day. Front desk was rude when we had reservations for the ropes course as if I was the reason the only person able to run the course was in the hospital. Site wanted cleaned up and had a lot of trash laying around. Golf carts being driven around by teenagers & not being monitored

Waterslide and ropes course had scheduled hours posted. There where issues with guests and the front desk that I stepped into and gave the front desk staff a warning. We did have a good working crew and they kept the sites cleaned. security did their best with golf cart issues.

This campground is absolutely beautiful and offers so many nice amenities but I will never be back and never recommended anyone to stay here as every staff member except 1 we came in contact with were extremely rude and unpleasant. I have never been so disappointed in my stay at a KOA before. To the one staff member who was pleasant, thank you for being kind and having a good attitude!

We had a wonderful stay at this campground. Plenty of amenities for the entire family, and felt very safe to allow the kids to venture on their own. The staff were very pleasant and helpful. We were super impressed about how polite and attentive the younger school aged staff were! Would definitely recommend this KOA in the summer if you are in the area.

Stayed for a week….people were nice…place was relatively clean. Love the patio sites. Unlike other KOA’s no one brought us to site and no security. Not a big deal really…except when at 3 am a basketball game started….that has never happened ANYWHERE I have ever stayed. The river is not the Saco but ok I would go back.

Great amenities and nice bathrooms. Bathrooms were really clean upon arrival Thursday, but didn't seem to get any attention again before we left on Sunday. Would be really nice to have directional signs on the roads to indicate which ones are one-way. Really nice staff in the office. Would be a great place to camp with friends.

We reserved a full hookup site. Upon arriving we found our site had no sewer. The maintenance guy said the sewer had collapsed last year and was filled in. He said he has told the office several times that there is no longer a sewer but they continue to rent it as full hookup. He was able to move us an the the next day someone flipped the breaker to our site and we lost power.

I was surprised when I went to my site that I booked last year with a deposit was changed.I was told by campers and not your staff that a booking for a site with a down payment is not guaranteed without paying another fee. strange. Campgeound is poorly managed, staff was unfriendly, there were multiple sewer back ups while we were there. Site 144 was one of the worst most awkward sites I've stayed on. River had old tires floating in it. This place has potential but we won't be back until there's new management.

They tried to stick me in a campsite that was still muddy from the last rain storm. I got them to move me. Good thing. The next night it rained and that site along with about 10 others were 6” under water! Staff did nothing to help anyone out. They were too busy taking in and off loading their new rental cabin.

The campground was surprisingly quiet for so many families there. The pools were over crowded. We checked in early which was nice but they gave us a spot that floods & what do you know we set everything up & had a downpour. Our whole campsite was under water & un useable. We ended up having to move sites after pretty much begging the staff for a new one. They need drainage for those sites.

Typically when we go to KOA we greated with the best customer service.. This KOA by by far is not customer service oriented.The people behind the desk were too busy on their phones to help us or completely ignore us. This KOA is not up to KOA standards. They charge a 9.99 per night “Resort Fee” and don’t provide the services, like firewood delivery and shuttles to the river for tubing. The entrances to the river for tubing are dangerous and steep, why not clean the area up and have steps for campers to use! Our site had tree roots and pot holes and fire pit was dirty. Would not stay here again!

The campground has lots of potential but we found the majority of the staff to be rude and unpleasant. Our group encountered a few issues. 2 of them being over flowing sewage holding tanks that caused unsanitary conditions. Luckily 1 staff member was helpful, I didn't catch his name. Overall we are disappointed and may not return. There were many positives to include activities and amenities.

My sight was flooded upon arrival. It was in a field and wasn't even really a camp sight. The customer service was not very good. Took kids over to get ice cream. Stood there for 15 mins before the staff acknowledged us for them to say oh we're closed for ice cream now. Yet the kitchen was still open? Had kids walking threw our sight threw the whole stay. Deffenetly wouldnt recommend to go here

Very disappointed! Site was not level, clean or big enough for a 39’ 5th wheel. Jacks were maxed out and we still were not level. Difficult to leave site - bushes left marks down side of RV. Quite hours not enforced - 1am people still loud and playing music.

Great for kids with plenty for them to do. Place has potential but like others have said they aren't really great at adhering to their own schedules. They should focus more on cleaning sites at 11am. My sister in law showed up to her site and the whole fire pit was full of trash. Store closed at 7pm when the door said 8. I had to find someone to start the movie that was 20 min late.

It’s a very big park which makes it hard to manage, we think it needs more people knowing the ropes and directing some of the workers and utilizing the workers more efficiently. The store has hours posted but opened late and closed early, I think the lazy River is a little misleading, the River barely flows and you need to tell people to bring their own tubes or can purchase at the store.

Paid to have our sites locked in so the 3 sites that I booked where together. When we arrived I was told I only had 2 of the 3 sites and the ones we booked where given to someone else and we where moved. After checking in we went down to the site to find out it was under almost 2 ft of water. Sites where moved and relocated to a 30 amp because “no 50 amp with 3 site available”. Card was charge

Booked a RV site with water/sewer hook ups. Got there and set up in the rain just to find out there was no sewer and we couldn’t shower or use our restroom. The dogs, barking woke us up at 4am. The pool, had two men rubbing each other and got out the pool with erections! I was mortified for my young confused child. Showers were disgusting and no toilet paper. Staff was not very friendly. I felt like my questions were a distraction to 'their' time. Also, I had called ahead to ask questions of the campground (not the call center) and received a voice message indicating they were busy with other customers and to leave a message for a call back. I called multiple times, leaving my contact info and never received call backs.

The only positive remark is that our kids (5 and 7) did have fun here, despite not being able to do the ropes course because we were not made aware that reservations were needed. We were disappointed at check-on to find that the neighboring sites we reserved in May, were now not available and the family we camped with were on the complete opposite side of the park. Terrible experience.

The pools and activities were great, but there was no quiet hours enforced and sleeping was rough. People were yelling and partying even after midnight. A place to have fun in the day, but not to rest.

Not a great visit. Septic spill on site next to us before we arrived. Then when we went to empty our tanks our septic tank in the ground was full so our septic overflowed! Embarrassing and careless of the management to not be aware of this. Or to manage this environmental issue! The grounds need a lot of care.The staff was incredibly disgruntled. Almost all staff members were disgruntled!

This campground was great. Unfortunately the people who worked there ruined the experience. They knew they put us in a site that wasn't what they charged us for (full hookup even says it is on the map) only offered pump outs after we went and complained. The woman at the front desk said "take this" and basically threw my change at me when buying stuff at the store. NO CUSTOMER SKILLS here at all

TOTALLY UNDERSTAND THE STORAGE OF EMPLOYEES AND THE IMPACT IT HAS ON THE CAMPGROUND. LOVE ALL THE AMENTIES, HOWEVER, NOT THE CLEANEST, SITE WAS DIRTY WHEN ARRIVED, REC HALL AND THEATER FILTY, RESTROOMS OK, HAD TO WAIT OR CALL/GO TO OFFICE FOR EVERY ACTIVITY. SAD AND TOTALLY UNDERSTAND, BUT FOR THE MONEY, HARD TO SWALLOW.

This place is beyond perfect. Visited this campsite for a solo get away, stayed in one of the deluxe cabins. Everything from the employees to the rooms, the trails, the pools, etc, was great. This campsite is huge and there is so much to do! The general Manager Steve was Fantastic. Being a solo female traveler, Steve made sure I was well taken care of to ensure my safety. They met all of my needs, I will 100% be recommending this campsite to friends and family. I will definitely be coming back. Thank you so much!

We rented a trailer from them at one of their site. Trailer was very clean and well maintained. Bathroom was very small but that's expected from this small trailer. The kitchen was good with almost everything you need for the stay. The full bed was spacious for two. They also have two bunker beds good enough for 2 kids. The platform outside was very good, the awning was very useful when it rained during our stay.
