Wildlife Awareness

Connecting with nature and wildlife. Various types of wildlife big and small may be found on and around this campground. Be alert and give them distance and respect. Keep dogs on a leash and properly store food, trash and cooking supplies.

Cancellation Policies

Cancellation Policy (Effective for reservations made starting on 10/1/24):
If you need to cancel your reservation, please call the campground before the deadlines below to receive a refund of your deposit, less a $20 administrative cancellation fee. Text and email notifications of cancellations will not be accepted.
Cancellation Deadlines:
 RV & Tent Sites: You must give 7 days cancellation notice. Call the KOA you made your reservation with by 4 p.m., seven days before your scheduled arrival.Lodging & Accommodations: You must give 14 days cancellation notice. Call the KOA you made your reservation with by 4 p.m., fourteen days before your scheduled arrival. For guests booking accommodations in California, a full refund will be given for reservations canceled within 24 hours of booking, provided the arrival date is at least 72 hours after the time of booking.Cancellation Details:
• Reservations made after these deadlines require nonrefundable deposits.
• Cancellations made after the deadlines will result in forfeiture of the full deposit.
• No refunds are given due to the discomforts of nature, including no-shows and early checkouts.
• No refunds are given on or after the arrival date.
• Refunds will be processed using the original credit/debit card, with no exceptions.
• The cancellation policy may be amended during a Regional/National travel disruption.
• Holidays and special events may have unique deposit and/or cancellation requirements. Please check with your selected KOA for details.

Golf Carts

Golf carts are permitted to be driven by licensed drivers only and must be driven at a safe rate of speed.

Pet Policy

Pets on a leash are your privilege, cleaning up after them is your obligation. Please do not leave your pets unattended. A Kamp K-9 Dog Park is provided for your convenience.

We do have pet friendly camping cabins and deluxe cabins. There is a $25 per pet per stay fee for these accommodations that is non-refundable.

Vehicle Policy

One car allowed per site, each additional will be charged $5 per day.

Number of Guests per Reservation

For the safety and enjoyment of all guests, strict limits are enforced on the number of people who may be at the campground per each reservation. 
  • At check-in, you will be asked to verify the number of guests staying at your site.  
  • A limit of 6 or 8 people per site (depending on site type) will be enforced.  That total number includes both the number of people on your reservation and any day visitors.  If you have the maximum number of people on your reservation, day visitors are not allowed.
  • RV and Tent sites are limited to 6 people per site.
  • Camping Cabins, Deluxe Cabins, and other Lodging are limited to 6 people with exception of the Deluxe Cabins which sleep 8, these are limited to 8 people.  

If the number of overnight guests on your reservation allows for day visitors, those day visitors must check in at the front desk upon arrival. Your visitors are welcome for $6 per additional adult. Visiting guests are permitted until Quiet Hours and must adhere to campground rules. Should day visitors turn into overnight guests, they must register at the front desk.

Trash Pick Up

For your convenience, we pick trash daily at 10am and 6pm. Please leave your trash out at the end of your site.

Trolley Information

The trolley runs from 8:00am-Midnight, March-October and 10am-10pm November and December. The trolley is $1 per person each time you board or you may purchase an all day arm band for $3.00 at the main trolley terminal located at Patriot Park.  The fare to Dollywood and Splash Country is $2.50 per person. The trolley that picks up in front of our campground will take you to Dollywood and it runs every 15-20 minutes depending on traffic. The main trolley terminal at Patriot Park is a very short walk from our campground and from there you can catch a trolley to anywhere in Pigeon Forge or Gatlinburg and some locations in Sevierville. When visiting our area just locate a Fun Time Trolley shelter or a Trolley Bear sign and the trolley will be along shortly to pick you up. There are well over a hundred stops located along the combined routes.

Meet Your Hosts

Sean Leitch

It's not the destination, it's the journey.

Sean began his KOA journey in 2011 when he was employed as a construction worker for the cleanup process after Hurricane Irene at Cape Hatteras KOA Resort.  Sean's hard work and professionalism was recognized by management, which resulted in Sean receiving an offer to be part of the Cape Hatteras team.  Through a series of progressively responsible jobs, Sean was promoted to Assistant Manager and was later promoted to the Tucson / Lazydays KOA as the Operations Manager. Sean met has partner while working at the Cape Hatteras KOA, and their daughter has grown up on campgrounds.  They love the outdoors and all of the new people they meet along the way. In their spare time, they enjoy fishing, kayaking, snorkeling and hiking.
