The description of the resort is a bit misleading. The beach is not very inviting and the pool isn’t heated. The dock was nice and our site was very nice. We were too far away from the Gulf beaches and bike trails. Staff was very friendly.

The office was friendly and helpful. Our cabin was clean and comfortable. The sunrise over the bay in the morning was spectacular. Only stayed 2 nights and wish it could have been longer.

This is a beautiful location. Unfortunately there are many repairs needed. Hoping they are made soon. If not, this will impact travelers experience.

Love the restaurant and grocery close to the campground sine do not tow a car! Easy biking distance to the Gulf beaches!I will definitely be back!

My family thoroughly enjoyed our stay. The older kids loved fishing, swimming in the pool and riding their bicycles. The older adults enjoyed the peaceful atmosphere and beautiful view of the bay. Will definitely be back.

We had a great time during our stay. The campground location was perfect for us, waterfront - bay side. Nice views, we saw dolphins, great walks by the beach. You can fish in the pier at the campground, they even have boat slips. Short drive to Johnson Beach, Perdido Key and Orange Beach. It was quiet, clean, the staff were friendly and helpful. We would love to stay there again!

Enjoyed a short vacation with friends. Hot tub was nice and enjoyed walking down to the pier and looking out over the water!

This was a great stay. Beautiful campground. We took a nice walk around the park. Walked down to the dock. We would definitely stay here again. Lovely place.

We have stayed here a few times. This last stay our tow vehicle broke down, the rear end went out! Stressful to day the least. We needed to stay an extra week. The management and employees were awesome! They worked with us to stay in our spot because we could not move the camper even though they were very full. Recommended a repair shop that was great. We were stranded and it turned out well.

This was our fifth snowbird season at the park. Under the new management it looks better than ever. Nette, Becca and the entire staff are very friendly and helpful. The bathrooms especially the womens have been updated and work continues on the playground and additional sites. Sege, Bob and CJ have the grounds looking wonderful. We are looking forward to returning in December. Thanks to everyone!

We enjoyed our stay and was able to check out restaurants and the Blue Angels practice session from the beach! Staff was very helpful and friendly.

Beautiful property. Quiet and well kept. Had a couple of site issues when we first arrived and super impressed by Ms. Sage. Friendly and very handy. Entire team was wonderful. A bit further from Orange Beach & Gulf Shores than we anticipated (~25-30 minutes) and a little isolated but, again, great property.

I love the Gulf Coast and this KOA is a great place to enjoy it. We've stayed at KOA's all over in the motorhome, but this trip was moving to FL so the pick-up was packed up and a cabin was the perfect place to rest for the night without having to worry about all our stuff in a motel parking lot. Can't wait to come back and stay for awhile in the RV!!

The cabin was lacking in some basic needs. 1. The shower in the tub was difficult to get under and the water pressure was weak. 2. My wife was abruptly awaken from her nap by someone on the roof. This was verified by her calling my daughter who was at another sight. The couch was not big enough. There were pots and pans but very few the utensils were sparse. The weather and the area was beautiful

3 nights in "premium" site; nice view of bay, trees afforded some privacy. Laundry facilities could use upgrade, showers fine with good pressure & hot water. Pool fine but hot tub needs better jets and could be a bit warmer. Wonderful swings and benches for clear bay views, fishing dock and pier- very nice.

Campground is nice and well kept, coffee bad. Disappointed in extra charges for kayaks and lack of a common area for campers to wash dishes..

We stayed in spot B1 very nice campground clean and all the staff was extremely friendly and accommodating. On our way home we booked to come back during memorial weekend!!!

As this was my first stay at a KOA and as a working camper I am happy to say I am looking forward to my next destination. The staff is top quality and some of the friendliest people I’ve met in a long time. I hope to return soon and continue what we started. The campgrounds are very nice and they are trying to improve it every day. Thank you for a wonderful time

Great area to stay, but even though we had a larger patio site, the sites were so close, our bedroom slide out was right next to where the neighbor campers were sitting and their fire pit was underneath it.

Campground is nice but the bathrooms are not so clean. They should be cleanen twice a day. The Light at the Dock is much to Light, it could be a little bit darker. You're sitting at the campfire under a spotlight.

Fantastic staff and beautiful location. But I had a sewer connection that went uphill. So I had to manually drain my holding tank. Fortunately there were no bad smells but I think the park is so crowded that fitting us in at a less desirable spot was the only option.

Nicely kept facility and the workers were pleasant and courteous. Some spaces are tight and uneven but manageable. Wifi required a login and we couldn't get the prompt using our WiFi Ranger in our trailer. Site privacy is practically non-existent for most spaces but not that big of deal to us. Good access to the Orange Beach area. Plenty of fuel and food spots in the area. Will stay again.

This place is a beautiful piece of southern charm away from the crowds. We stayed here in the Conestoga Wagon ("glamping") and it was just wonderful. The wagon was spotless, the communal bathrooms and showers were clean, the pool & hot tub were well kept, and the grounds were constantly being maintained by staff. The only cons I could note were the narrow roads/parking spots next to the sites and the club house (which was a disaster, honestly probably due to some rowdy kids). Overall, we would love to stay here again since it's peaceful, family friendly, and a great price while still being close enough to the touristy activities.

This is the first KOA me and my wife have stayed at with a camper. Our first time visiting Pensacola. I read all the reviews from the other fellow campers. Several say this is a cramped camp sites,rude employees ,run down KOA, bad experience. Well i will have to disagree with the ones that posted these comments and reviews. I loved the week long stay at this KOA. The campsites aren't close together. The employees wasn't rude to us. They answered our questions and told us of the best places to go. I will have to say the restrooms do need a little work. But hey if you dont like the restrooms use yours in the camper. Yes i will agree its a old KOA. We dont go for a new camp grounds. We go to enjoy our time together.From what i seen they was clean. We seen a lot of families enjoying there stay. The bay was so beautiful. Little far to the beach but hey i love spending time with the wife dont matter if we have to drive 15 minutes to the beach. We will be back.
