This KOA is situated in what should be a nice location but the access road is very rough, the lot uneven and the site unkempt. There was an ant hill in the patio pavers a huge rock in the way of opening my slides and everything was overgrown. Add to this that our check in person was curt to the point of being rude and the stay could have been way better.

Was an incredible setup, super friendly, the vent area with the cover/outlets was really nice too for a longer camper adventure and being able to charge our cameras. Shower, food on site!

No real problems with our stay, but the place is definitely looking run down since our last visit in 2018. Lines between road, paths and green area blurred with overgrown vegetation. Our spot had not been mowed in a while. Our picnic table had newer boards but they were warped and worst of all they were treated lumber with no paint. The location is good and the amenities were good. However, the person manning the checkin register was not very helpful or accomodating. We got a tent site that had absolutely no shade and when I asked about switching to another site (several were not occupied) she told me that they were completely booked and that was great for them but sucks for me. Also the gift shop was woefully understocked.

I never want to go back to this mosquito-infested place. Most bathrooms were closed or nasty, pool was closed (on Mem Day!).

Location is ideal, but not much more to like about it. Neighboring camper said she and her dog were attacked by fighting pitbulls when approaching the kennel area, and that the dogs were owned by a resident employee.

Everyone was super nice and helpful. The campground was kept very clean and in great working order. We would definitely stay there again.

Overall clean; grounds need work, thorns in camping area. Although it advertised a pool, it wasn't open. The pool is one of the primary reasons we chose this location. Rec room nice.

Great place to stay! Clean and inviting amenities like rec room, laundry, library! Park spaces are plenty big and shower rooms are big with chairs to ease getting dressed. Wonderful view of the sunsets!

Long walk to the bathroom. Showers were mostly clean. Toilet had a ring around the waterline. Guest next to us had an off-leash dog that charged my husband on his way back from the showers. Other than that, peaceful stay!

We selected a "premium" tent site, and the actual site was horrible...overgrown grass and disrepair. There was a winch strap holding up the roof next to our site, which concerned us whether we would be safe. We then requested a cabin and the manager said the cabins were not clean and unavailable. I was disappointed we could not upgrade.

Only stayed for one night arriving late and leaving midmorning but it was clean and well organized! Pretty spot and close enough for access to Carlsbad Caverns, Guadalupe Mountains and a little further away White Sands National Park.

Very dusty as gravel is old and decaying into dust. Only campground on this month long trip to have interference to get satellite, but nothing Park can do as its a location issue. Not close to gas stations, grocers, or restaurants. Nice people on staff.

Great KOA - clean facilities, friendly staff, large pull through sites. Bonus that they have a kitchen on site that serves great food in the afternoons. Would definitely stay again. The one downside is its location, 15 mins away from Carlsbad and 40 mins from the caverns. But the price is right and the park is great.

Picnic tables are old and need maintenance like either replacing or repairing. Bathrooms are very clean and in good condition. Our stay was enjoyable.

I stayed in the 4-person cabins after a long days drive from the Arlington TX KOA. The team was courteous and professional dealing with questions and local knowledge. The kitchens were great and dinner "hit the spot" after a full day of driving. 5/5 will return with family

Loved it. Very nice patio site. 2 small things. If you offer a grill have it cleaned thoroughly. The grates were clean but not the inside. Everything we cooked got black soot on it. Furnish a grill brush. Had an ice cream chest in office but no ice cream.

They are putting in some effort to upgrade the park, and it shows. Friendly and helpful staff. Just heads up, the water is very hard and doesn't lend to a good cup of coffee, plan ahead.

It's outside of town about 15 miles and while it's clean and we had everything we needed, it's not as well maintained as other KOAs we've stayed at. It advertises itself as the #1 KOA in New Mexico; we found that hard to believe. There are many other RV parks in town to choose from.

The wi-fi is in the progressive of being upgraded. We were told at check in it would be hit or miss. Restroom was clean.

The staff was friendly and welcoming. The facility was clean and well maintained. Great location to stay and then visit various places. (Caverns, Guadalupe National Park, Roswell ,etc.)

Rainy and muddy. Site was level and long enough for class A towing car trailer with room for the car to park. Utility connection were well placed .

We have stayed at KOAs. (most very nice) When we arrived, we were dissappointed. We are campers...not homesteaders. The number of rvs "living" here was obvious and not our kind of place. Suggest - have a permanant spot to host these rvs, and have a space for true campers. The rv next to us had a black water explosion, and it was not pleasant. We left and did not stay our final night. Refund?

First, the positives: to Kat in the office, thank you for the warm welcome and hospitality displayed during check in. You made the stay very nice. We appreciate you! The overall campground is pretty clean and has nice large open spots for an RV stay. The dog park was enclosed with a fence and the playground was fun for the kids. Overall a nice, quiet campground. Additionally, when I called to let them know we were coming in early we were allowed to park in the overflow area until our site opened up. On the cons, the drinking was disgusting. So, plan accordingly if you come out. The location is much further than expected from the Caverns(although I should have looked at this closer in my planning) about an hour away. The pool was not open and did not plan to open until after Memorial Day although it was already super hot out.

Quiet, it is quiet at night and I like it. Standard rock pull through with 50amp, water & sewer. Shade tree at my site. Cable is available as is WiFi at no charge. Pool, kitchen and club house. I was greeted kindly with a smile and a good attitude. If we are back this way I'd definitely stay again.
