First time visitor. Crowded but facility and staff can handle a lot of people. We have our small motor home but we’re are interested in a facility that could handle other family members without RVs. This place has it with hotel rooms and cottages. Also pools , beach and beac side bar and grill all great!!

Extremely crowded with no greenery or space at all between camp sites. Beach was covered in debris. Picnic area was closed. Main positive was the Bar/restaraunt was excellent service and good food. There is a nice bike path close the KOA that you can ride in the shade for several miles.

We had an amazing week, the beach was beautiful staff was friendly pool was nice. The only problem was the golf carts were driving little fast for our little ones.

It was a little loud with people partying until 2/3 am. I almost got run over by kids driving golf carts but Other than that we had a lot of fun. Adult bingo was great. The staff was great and seemed to enjoy working there . We enjoyed our stay and will be back for pride weekend.( a drag queen doing adult bingo would be fun that weekend)

The staff was excellent. The restaurant by the beach did have great drinks and the best crab sandwich my husband ever eat. Very small menu, we only ate there once. It definitely is a resort, we have a camper so we were not able to drive anywhere, if you want to go and just sit on the beach, or lounge at the pool and cook at your site, great place to go.

The campground itself was amazing. I gave it a 4 star because the ice machines seemed to always be broke and the snack bar was closed 3 days out of our stay. Neither of which were the campgrounds fault.

dog poop bags weren't cleaned out of the beach receptacle in a timely fashion and were piled so high the lid wasn't able to close. Warm out and the smell was nauseous when one walked passed to access the beach. Eventually emptied but was the next day.

We loved our stay, however, if I could make one suggestion. Install a Mini Golf play area. It will give another activity of something to do. Thanks

By far one of the best vacations we have had with our grandkids. The best of both worlds by having a swimming pool and a beach within walking distance. The staff was marvelous and friendly.

They *try* to force you to sign away the rights to take pictures of you and use them for advertisement purposes. There is no way to decline this on the form, and they insisted that if I did not sign it that I would not be permitted to stay. Asked if they were going to insist I drive 6 hours home because I didn't want my face and the faces of my family members used for ads. They eventually gave up.

The private beach was great. The fire pit was a pool of water for our entire stay. The pool by the beach had nice seating areas and plenty of tables. The pool by the hotel was dark green and an eye sore. The surf side restaurant outdoor area was under construction. The place has potential depending on how the beachside attractions finish up. Mosquito and tick management would be a plus as well

Compared to the many KOA’s we have stayed at around the country this place is by far the worse. Mens room toilets were never cleaned in the 2 days we were there. Literally crap over flowing in 2 of the 3 toilets available by the pool. Trash laying around on the ground never picked up, broken bottles, pipes, and other safety hazards for guest abundant. The bathrooms were disgusting (toilet paper shoved into the toilet, trash on floor) Trash all over the grounds and on the beach The dog poop bag trash cans were overflowing onto the ground Went to the Bar and Grill one night to be told they closed at 8pm went back the next night we went back at 7:30 and was told they had called last call.

Overpriced compared to many other KOAs. "Deluxe" patio was a gravel spot with a fire ring built into the patio with no way to drain. Even if it had been dry, way to close to RV to use. Patio set had 2 broken chairs and was mildewed. No gas grill. Stayed 4 nights over a weekend and averaged $194 per night. The park was disorganized, lots of campers appeared full time. Clothes lines, tarps, junk.

Had no water for over 8 hours on June 19th. The owners failed to email anyone on the status of this issue. Need to hire staff to clean. Trash cans overflowing bathrooms smell and need extra cleaning. Also need to enforce park rules. Hire security to deal with noise after 11p and kids under 16 driving golf carts. Invest in better internet service. We made the best of it and had a good time.

The amenities are wonderful. The site not so much. The water spicket leaked and our site was a mud whole between the spicket and rain. If they can’t get these sites to drain better they should be graveled. For what we paid I was disappointed in the site.

We enjoyed our stay as we usually do there. Still the same issues linger from the past visits though. Trash cans @ beach and parking facilities were over flowing almost daily. The beach is your most valuable asset and seems to get the least amount of attention. Removing trash and debris should be a higher priority for the resort.

The campground was great! Staff was friendly, sites were clean and spacious, plenty of amenities. Also very close to Historic Cape Charles! Will definitely be booking another trip here!

The amenities were really nice but the site we had was unlevel and unkept. The front of our RV was at least a foot lower than the wheels. Plus the sites were all weeds, dirt or mud. Also it looked as if the grounds had not been mowed in weeks. It looked so nice on the web site.

Prices are getting too high. Looks like state parks are going to be better options moving forward. I feel like we could stat at a nice airbnb or go to disney for the cost of these trips

Our stay was great only recommendation and dislike would be that the beach needs to be dragged at least once a week to get the sticks things up to make it a more enjoyable time on the beach.

We were disappointed that the grounds around camper mud puddles, we were infested with ants the whole time, the hammock swings which a major draw had been removed, outside shower did not work, no lifeguards, kids driving golf carts that definitely were not 18 yrs old, campers cutting through our campsite and dogs being permitted to poo wherever and their owners were not picking it up…

1. Ice machines were not working. 2. Bathrooms were beyond disgusting. They were never cleaned the entire 3 days we were there. 3. The camping lots are a muddy mess when it rains, there is no drainage whatsoever. We paid nearly $500 for a muddy piece of dirt.

With them being low staffed, we experienced horrible customer service over the phone. The check in line took forever. The site was very unleveled. But after all of that, the place is nice. Loved the beach

Very disappointed. I never write reviews but other guest should be warned. Dirty, trash on beach, lack of security, broken amenities, flies everywhere (cleanliness), forced” to sign photo waiver, manager said “Sign or you can leave”, NO CONSENT written on doc, 1st site was a nightmare for our rig (accurate size provided) front/rear grade 2.9 & side/side grade 1.8, moved to new site (mud pit)

Sites are mostly sand, dirt and grass. Maintenance of the sites really could be better. The first site we were brought to the sewer connection was up hill. Staff was very accommodating and found us another site. This one misses the mark of a KOA Holiday. Pool was clean and plenty of chairs. The proximity of the beach to the campground is the big plus. Staff were great & store was well stocked

Our stay consisted of multiple days of rain therefore our campsites were quite muddy. Wish the campground would have more gravel on the sites to absorb the rain.

Our stay was a little skewed because of weather. Some positive things include great crab hunting, nice people, decent size campsites, nice to have a restaurant at the campsite, and a pretty view. Some negatives include dirty beach with cigarette butts, pool like an ice bath, dirty bathrooms, mud pit at our site, and no water at our site about ten hours.

Very nice place. Great, helpful staff. 2 things to improve: - spray for poison Ivy everywhere - enforce noise curfew after 11pm!! Very loud music needs to stop.

Front Pool closed, main pool only opened for 1 day over the weekend due to poo in the pool then overflowed the next day and closed. Minimal activities planned for kids and rude staff. Not sure how this place is still a KOA, let alone a KOA resort. This does not hold up to the KOA standard.
