The beach is nice and the pool was nice but the management is awful. They are rude and unprofessional. Charging you for things without a policy written for them. Their hours are incorrect when you try to call and no one answers the phone.

Registration and our site were ok as expected. We went to the bar for drinks and a bite to eat. Unfortunately the bartender was horrible. I’m not sure she understands that tipping is directly associated with service. Our daughter and husband stayed the night before and had the same experience with her. The restaurant and bar could be a real asset with a good, friendly, efficient bartender.

I bought a new water hose since we thought ours was too short. Tried to return but was told no. No notice or signs saying no returns but was told I’m correct there should be! Left voice message on emergency line since we had issues with electric hook-up but never received a call back. Bathrooms had multiple clogged toilets with debris everywhere in the stalls.

I was escorted to my site. The staff assisted me perfectly guiding me to back up a 42 RV. The neighbors were amazing. Great amenities. Was expecting “Motown Events” . But overall we had a great time and will be back. You must go!!!

Cabin was not the best we have stayed in. The floor in front of the shower was very squishy. There is clearly water damage beneath. Also multiple times a day there would be a horrible smell in bathroom, not sure if sewage or from trash cans/bath house which was right near our cabin. Restaurant was nice-had dinner there on a Thurs night-kitchen closed at 730p and took over an hour to get food.

My family and I have been vacationing here for 9 years now. There are a few things I would change about the cabins. It's not the cleanest. I've learned what I need to bring to take care of it myself. The staff member at the front desk was rude and recently they've changed their towel policy? We have a family of 5 and they didn't want to give us extra. Robin is very kind as are most staff.

We had a great stay, but if I were to book this campground again it would be for a long weekend and not for a week. There is not much to do except the pool and the beach. I wish there had been more activities going on.

Smelled like poop , mosquitos were unbearable. Sites are too cramped . Beach was the only thing good about it . Bar had watered down drinks. Food was ok . Pool wasint very clean . Not much activities . I've stayed at better koa resorts. Also they don't answer the phone or call back when leaving a voicemail . Seems. Very unorganized. Def won't be back. Rather stay at state park

I really enjoyed the resort. The place was amazing. The customer service was excellent. I enjoyed the amenities. The only thing that I did not like about my stay was that the blinds in the cabin were all torn up, so I didn't feel like I had privacy other than that I had a perfect vacation

Restrooms were generally clean. Staff was nice and friendly. Site had little grass. Leaving was difficult as several sites had 2 cars at the site which was difficult with an rv to navigate through them and the turns.

We had a great time!! Started out with a quick check in and our escort JP. He backed us right in the first time!! Also beach Brian found one of our paddles and kept it until we asked for it. Great place to unwind!! Very dog friendly!!

This was my first KOA experience and I was overall happy. We stayed in a deluxe cabin. Cabin was mostly clean upon arrival - if you are comparing to an Air BnB or hotel room clean, no. There is some dust and the floors are definitely not mopped. But, there were no bugs in the unit and had everything I needed for a fun and successful stay.

We love this KOA! The staff are amazing! We love having access to the beach and nearby Cape Charles for shopping and restaurants. The Sunset grill has food and drink choices if you don't want to leave the Campground. We have stayed both off and in season.

Everything was wonderful except the condition of the cabin (735) we stayed in. While the sinks, tub, toilet, etc., were clean when we arrived, the floors and baseboards were filthy. It smelled like Pinesol had been spilled in every room. And we swept up what appeared to be mouse droppings from under the couch. The cabin location was amazing! Your staff was very friendly and helpful.

This is one of my favorite KOA. The staff are friendly and helpful. The beach is awesome. The pool is clean, plenty of chairs and shade.

I called multiple times on different days with no answer. I have also left messages without a response back. When we arrived late our information was left out on a desk but the site that they gave us did not accommodate our fifth wheel. Trying to find someone at 7pm was impossible! I called the emergency number twice and left a message without any response. Horrible customer service and sites

This truly has it all, one site, beach, pool, beach, bar, and beach restaurant. They top it off with fireworks. I’m not sure why the fireworks were on sunday. I feel like for the price you pay for these sites, you should get a little bit more room, but of course they pack everybody in tight. We had a lot of difficulty getting service at the bar and restaurant bartenders just ignored you.

Great location and amenities! However the cabins need some maintenence and a deep clean; bathrooms had a terrible odor. Very limited cookware, need to bring your own next time. Ants all over the counters, we had to buy traps that seemed to help after 24 hours. Pool hours during the peak season could be better.

Very nice place , grounds are kept clean grass is cut, bathrooms/showers were good, pool area is beautiful...Cons .. everything closes way to early (store&bar), very strong cesspool smell around pool and beach area.

We had a great week at Cape Charles. The cabin was great for our family of 5, beach was convenient and not overly crowded, fun pool, plenty of activities for the kids, and great bar/restaurant on site. Highly recommend!

The grounds were beautifully kept! Our stay was great! I was surprised to hear Sun owns this campground as well since I feel like the Sun resorts tend to be a little less maintained each year but they charge more. Already booked for next year

Not the greatest. Check in wasn’t smooth. Pool and store hours close early at 8 pm. Bathrooms were dirty. Lack of trash cans throughout KOA. No site trash pick up either. Lack of security. The bay sand was coarse and there were nasty bugs at dusk. Pool was nice. Yet no lifeguards. Most staff were friendly and helpful though. It appeared to me that this KOA “cuts a lot of corners.”

Wonderful resort. We love the staff. They're always smiling. We're a repeat from last year. Since we had friends joining us this year, we left our class B home and enjoyed a nicely supplied cabin. We'll be back next year.

The store closed so early. We went to get ice cream and it closed at 6pm. The lack of fireworks on July 4th was also disappointing. We didn’t know they were not on the 4th until we got there. The bathrooms were clean and the pool was great.

This is our favorite place to stay, and that hasn't changed. I'm not sure we'll do 4th of July here again. Not sure why you'd schedule fireworks for the day AFTER the holiday, on a Sunday. We were bummed there was nothing happening on the night of the 4th. It might have been nice to just sit on the beach and listen to music, but the hordes of children hunting crabs with flashlight somewhat ruined

We stayed in one of the deluxe cottages at Cape Charles KOA over the Fourth of July weekend. Overall, the cabin was clean and ready when we arrived, which we appreciated. There were a few areas that could be improved. Our reservation was for six guests, but only four towels were provided, so we had to request additional towels. We have stayed here the past 3 July 4th holidays. We were very disappointed this trip. We booked with our family so we could see fireworks only to find out fireworks would not be until Sunday the 5th. Fireworks were not on July 4th which was a Saturday this year. We were unaware if we were, we would NOT have booked here. We did NOT get to see fireworks this year which was very disappointing!!

Nice place, great staff. But very expensive for a campground. Greatly appreciated the staff helping with backing in my trailer. And kudos to the maintenance guy that repair/replace my coax cable.

Staff was very friendly and campground/ restrooms were clean most of the time. (Mornings were gross but attribute that to cleanings start in later in the day??) Two biggest complaints were how close the tent sites are to one another. Even with normal talking voices, you can hear everyone around one. One occupant was up talking loud until 2am.

Exceptional location , accomadiating staff ,beautiful shore front sunrises and sunsets,good food with average prices and a return customer for 10 yrs.Would love to do a once in a lifetime seasonal deal in 2026 but my situation will not allow.Anyone interested in seasonal should inquire.

Check in was super easy... love the escort. Love the beach, the sunsets, the restaurant, and most of all the staff. They are always waving and smiling at the campers. The grounds are manicured.
