Sussex KOA Information

May 2025 KOA Reservation / Cancellation Guidelines
A deposit for your first night's stay is due at the time of booking and will be billed to your credit card (except for special weekends, which require a minimum two-night stay).
Reservations made for special weekends must be paid in full at the time of booking and are non-refundable. Changes to dates will not be accommodated during these weekends.Special Weekends:
  • Sussex Fundy Fest - July 18 & July 19: 2-day minimum booking. Non-cancelable days are Friday, July 18, Saturday, July 19, and Sunday, July 20.
  • Sussex Flea Market - August 15–August 17: No minimum booking. Non-cancelable days are Friday, August 15, Saturday, August 16, and Sunday, August 17.
  • Atlantic Balloon Fiesta - September 5–September 7: 2-day minimum booking. Non-cancelable days are Thursday, September 4, Friday, September 5, Saturday, September 6, and Sunday, September 7.

Long Weekends:
  • Victoria Day Weekend - Monday, May 19: Non-cancelable days are Friday, May 16, Saturday, May 17, Sunday, May 18, and Monday, May 19.
  • Canada Day Weekend - Tuesday, July 1: Non-cancelable days are Friday, June 27, Saturday, June 28, Sunday, June 29, Monday, June 30, Tuesday, July 1, and Wednesday, July 2.
  • New Brunswick Day - Monday, August 4: Non-cancelable days are Friday, August 1, Saturday, August 2, Sunday, August 3, and Monday, August 4.
  • Labour Day Weekend - Monday, September 1: Non-cancelable days are Friday, August 29, Saturday, August 30, Sunday, August 31, and Monday, September 1.

Reservations made for long weekends have no minimum stay, but there are no refunds or date changes for these four holiday weekends. These weekends are non-refundable.Cancellation Policy:
If you need to cancel your reservation, please email [email protected] before the deadlines below to receive a refund of your deposit, minus a $20 administrative cancellation fee. Text and email notifications of cancellations will not be accepted.
  1. RV & Tent Sites: You must provide 7 days' cancellation notice. Email the KOA where you made your reservation by 4 p.m. seven days before your scheduled arrival.
  2. Lodging & Accommodations: You must provide 14 days' cancellation notice. Email the KOA where you made your reservation by 4 p.m. fourteen days before your scheduled arrival.

Cancellation Details:
  1. Reservations made after these deadlines require non-refundable deposits.
  2. Cancellations made after the deadlines will result in the forfeiture of the full deposit.
  3. No refunds will be given due to discomforts of nature, including no-shows and early checkouts.
  4. No refunds will be given on or after the arrival date.
  5. Refunds will be processed using the original credit/debit card, with no exceptions.
  6. The cancellation policy may be amended during a regional/national travel disruption.
  7. Holidays and special events may have unique deposit and/or cancellation requirements. Please check with your selected KOA for details.
  8. There are no refunds for early checkouts.
  9. Please ensure that you have travel insurance to cover any travel interruptions due to health, weather, mechanical issues, or other incidents.

Campground Information:
  • Check-in: 3:00 p.m.
  • Check-out: 11:00 a.m. Late departures after 11:00 a.m. will be billed to your credit card on file for an extra day's stay.

Guests are responsible for returning gate cards before departure. If you plan to check out before 10:00 a.m., please leave the gate card in the return box on the front porch of the office. If the card is not returned, a $50 surcharge will automatically be charged to your reservation credit card to cover the replacement cost.Lanterns used for the River Cabins must be returned; otherwise, a $100 charge will apply upon check-out.There are no refunds for early checkouts.Guests must have a “doughnut” or sewer elbow for the sewage pipe; otherwise, you will be required to use the dumping station only. Any costs related to emergency pumping of sewage lines due to a  flex pipe shoved down inside the main sewer line with out an elbow or donut will be charged to the credit card used for the reservation.All garbage must be bagged and placed in the dumpsters located at the front entrance in the wooden fence area. Only household waste will be accepted. Large boxes (e.g., for furniture or BBQs) must be taken home and recycled according to local municipal policies.In New Brunswick we recycle bottles and cans. Please place these in a separate bag inside the shed beside the woman bathroom, beside the garage/jumping pillow.Guests are responsible for a damage waiver upon check-in, up to $1,000, to cover incidentals during your stay (e.g., damage to the entrance gate, cabins, waterlines, electrical poles, or leaving excess unbagged garbage on-site).All firewood and kindling must be purchased on-site, as designated in the orange bags for easy manipulation. We are protecting our forests by reducing exposure to the Emerald Ash Borer; therefore, our wood has been inspected and brought in from a trusted source. Any wood brought on-site is not permitted and will be confiscated until your departure.The Sussex Drive-In is a separate entity from the campground and is not included in the cost of your stay. Please refer to the Sussex Drive-In Facebook page for rates and the movie lineup in the events section.Wi-Fi is available for an additional fee. We provide one hour per site for one device per visit. See the front office for your Wi-Fi voucher code. Please remember you are in rural NB, and cell phone service and internet is inconsistent throughout the province. Fireworks are not permitted at the campground for security purposes. Use of fireworks incurs a $250 penalty.We are not responsible for falling branches or apples should they come in contact with your belongings. We offer a large visitor parking area if you want to maximize your lot during your stay.Office Hours:
  • July and August: Mon-Thurs: 10:00 a.m.–7:00 p.m.
    Fri–Sat: 10:00 a.m.–9:00 p.m.
  • May, June, and September: Mon-Thurs: 10:00 a.m.–6:00 p.m.
    Fri–Sat: 10:00 a.m.–9:00 p.m.

If you're going to arrive after office hours, please call the office at 506-432-6788, ext. 1 to make special arrangements for after-hours check-in.

Firewood Policy

We encourage all families to make great memories around the fire. However, be sure to check the burn radar for New Brunswick. We also have old smokey on the side of the Kampstore where you can check his sign to see if fire is permitted or not.
Cutting of trees is strictly prohibited; violation of this rule will result in eviction from the park!! Firewood can be purchased at the office.

Children & Guests

Campers / Parents are responsible for the safety and behavior of their children, friends of their children, and their guests at all times. Children under 5 must always be accompanied by their parents around the park. All children under the age of 15 must be at their sites by dark. All children must wear bike helmets. Please make sure your children understand they cannot run or ride through other campsites. 

Check-in and Check-out times

Check-in  is 3:00 p.m. Check out  is 11:00 a.m. 
Early Check  in: If  POSSIBLE is $5.00 per hour for each hour that you are checking in before  3pm.

KOA Quiet Hours

Quiet Time:  12 midnight to 8 am. – All music must stop at midnight NO EXCEPTIONS! Please enjoy your campfire past midnight but you must be respectful of your neighbours. Campfires are permitted in rings only. Do not move fire rings! Children under the age of 18, not accompanied by an adult, must be at their campsite by midnight. All bikes and must be put away at dusk.

Visitor Policy

Visitors:  All visitors must register at the office upon arrival. There is a fee of $4.00 per person or $12.00 per family of five, per day. All visitors must park in the visitor's parking lot at the front of the campground.  No visitor vehicles are to be inside the park.

Hours

Office hours during May, June and Sept are 10am -6 pm,  July & August office hours are 10am - 9pm. If you are going to be a late arrival check in, you MUST call the office and make individual special arrangements, due to Gate and security does not permit entry after 9pm

Site Rules

Only one TENT or TRAILER per site is permitted. You must back into your campsite. One vehicle per site, extra vehicles must be parked in visitor parking.  No glass bottles are permitted off your camp site.  Your site number is Left of the Post

Pool fun!

Pool Hours:  11am to 8pm daily – Children under the age of 14 must be accompanied by an adult. Pool rules are posted and must be followed by everyone. No diving and No pool toys permitted due to the size of the pools. There is NO LIFEGUARD on duty – SWIM AT YOUR OWN RISK! Pools will closes at any given time due to Thunder and Lighting for your safety.

Late Arrivals

We welcome all campers, however, if you cannot make it by 6pm, please call to make arrangements. We are a secure campground and each visitor needs to be given verbal instruction on entrance after hours. Otherwise, you will not be able to enter through the security gate.

Trash

Garbage – Trash must be in a plastic tied BAG. We only accept your table garbage ONLY. Place bag inside the dumpsters which are located in the visitor parking lot in the front of the campground. We do not accept cardboard or large garbage items, ONLY garbage from your kitchen and bathroom during your stay. Garbage area is under video surveillance.

Wifi

WiFi is available throughout the campground for a fee$$. There is no free open WiFi.

Pets

Pets:  Pets are welcome but must be on leash at all times. During walks and at your campsite. You must pick up after your pet. Children walking your pets must have control of these pets at all times. Pets are not permitted in playground, pool, and splash pad areas. Do not leave pets unattended at your campsite. The community Dog Park is at the front of the campground.

Recycling

Leave your recyclable CANS & BOTTLES inside the wooden shed beside the garage. We will gladly donate 100% of proceeds to our activity commit­tee for the children's activities throughout the season!

Speed Limit

Speed Limit :  Our park is 5 km per hour!!

Supplies & Food:

Firewood and Ice can be purchased at the general store. Along with other food necessities and TREATS!  Our cookhouse canteen is open after 7pm. Don't feel like cooking drop over for some great food.  Go to the orange building in front of the office.

Subletting

Subletting is strictly prohibited. The rental agreement includes two children (age 17 and under) or other registered adult guest on the reservation.  All persons registered must sleep in the same camping unit. At least one registered camper must be present while the campsite is in use.  We do not allow for you to have “friends or family” use your camp site while you are not on site. The “camper” must be onsite. We do not allow subleasing of your campsite.

Gate Card

Please return your gate card to the office at check out. If you are planning on checking out after office hours, please place your gate card inside the "gate card" box at the front office. Failure to return gate cards will be subject to a $50 fee billed to your credit card on file for your reservation.

Security Gate

One car per lift. Do not follow another car through the gate; everyone must wait until the gate comes down before tapping your gate card and wait for it to be fully up before going through. Failure to do so will result in the gate falling on your car, and damage to your car and our gate. A fee of $250 will be billed to your credit card on file for damage to the gate.

Sewer Lines

You must have a donut to prevent sewage lines from falling into the systems – donuts are available at the office for purchase. Failure to use a donut will result in a charge of $25.00 - charged to your credit card on file from your reservation.

Drive-In Theater

All campers are permitted to DRIVE to the Drive-In Theater at a rate of $30.00 per carload. You must show your gate card at the Drive-In front gate to receive this discount. Sorry, there is no parking or standing on this side of the fence to watch the Drive-In movie.  Everyone must pay to watch the movies.
