Construction Updates & Progress Toward September 2026

Fredericksburg KOA Resort is taking shape in the heart of the Texas Hill Country. This page will be updated regularly with progress photos and construction milestones as we move toward our September 2026 opening.

We're creating something intentional: an upscale, welcoming destination designed to feel spacious, relaxed, and family-friendly while embracing the natural beauty and character of the Texas Hill Country.

June 2026 Update

The Social Haus & Resort Pool Complex

The Social Haus and family pool complex are quickly coming to life. Construction continues on the covered patio, dining spaces, and gathering areas that will anchor the resort's main activity hub.

When complete, this area will feature a resort-style pool, lazy river, splash area, hot tub, and indoor and outdoor spaces designed for guests to gather, relax, and make memories.

The Overlook & Adults-Only Pool Area

Work continues on The Overlook, with improvements underway to enhance accessibility and refresh the existing interior spaces while preserving their Hill Country charm.

Adjacent to The Overlook, the adults-only pool area is also taking shape, with the pool, hot tubs, and surrounding deck areas now clearly visible. Surrounded by mature oak trees, this space is being designed as a relaxing retreat where guests can unwind and enjoy a quieter side of the Texas Hill Country experience. 

Campground Amenities & Infrastructure

Restroom facilities are now being installed throughout the campground as construction continues across the property. Site work, utilities, and infrastructure improvements remain underway as the resort steadily moves toward opening.

February & March 2026 Update

Significant progress is now visible across the property as major structures and pool areas take shape.

The Social Haus & Family Pool Area

The Social Haus is now taking shape and beginning to reflect the welcoming Hill Country character that will define the resort experience. Inside, construction progress continues on the future café, retail space, and gathering areas that will serve as the social heart of the resort.

Adjacent to The Social Haus, the family-friendly pool complex is formed and moving into its finishing phases. This area will feature:

  • A zero-entry pool
  • A lazy river
  • A splash area for younger guests
  • A hot tub
  • Expansive lounge and gathering spaces

Designed to feel lively, welcoming, and connected, this area will provide easy access to dining, entertainment, and family activities throughout the resort.

The Overlook & Adults-Only Pool Area

The adults-only pool area located near The Overlook continues to take shape and is designed to provide a quieter, more relaxing atmosphere separate from the resort's main family activity areas.

Featuring a dedicated pool, multiple hot tubs, and comfortable gathering spaces, this area will offer guests a peaceful retreat while still providing convenient access to resort amenities.

The Overlook itself is being designed as an inviting gathering space with seamless indoor and outdoor connections, creating the perfect setting to relax, unwind, and take in the beauty of the Texas Hill Country.

Recreation Outpost & Fitness Center

The Outpost building is complete on the exterior and will serve as the activity hub of the property.

Inside, the future fitness center is framed and progressing through interior build-out. This building will house golf cart rentals, recreation equipment, and on-site fitness amenities.

The Historic Sunday House

One of the property's most unique features is the existing Sunday House, a nod to Fredericksburg's rich history and heritage.

While preserving its historic character and charm, the interior will be thoughtfully renovated to create an elevated and comfortable guest experience.

Maintaining this structure allows us to blend the area's history with modern hospitality in a way that feels authentic to the Texas Hill Country.

Walking Trails and Natural Space

The property features scenic walking trails that wind through open spaces and along portions of the nearby river.

Mature trees, expansive views, and thoughtfully preserved natural areas will create opportunities for guests to slow down, explore, and experience the beauty of the surrounding landscape.

As construction continues, preserving the natural character of the property remains a top priority.

Where It Began

Before construction began, this property already possessed strong architectural character and stunning Hill Country scenery.

The original buildings, natural landscapes, and open spaces created the foundation for what is now becoming Fredericksburg KOA Resort. From the beginning, our vision has been to build upon that foundation rather than replace it.

The overall resort design balances activity with relaxation, gathering spaces with privacy, and modern amenities with natural surroundings.

When complete, Fredericksburg KOA Resort will feature:

  • Two distinct pool experiences, including family-friendly and adults-only areas
  • A dedicated recreation and fitness center
  • Renovated historic accommodations
  • Scenic walking trails throughout the property

Throughout the resort, architecture and design elements will blend natural stone, warm wood tones, and modern finishes to reflect the timeless character of Fredericksburg and the Texas Hill Country.

Our goal is simple: create a Hill Country retreat that feels elevated yet welcoming. Refined, but relaxed. Thoughtfully designed from arrival to departure.
