Check-in time is 1:00 pm (RV/Tent), 3:00 pm (Cabin). Check-out is 11:00 am. Late check-out may be available for RV/Tent sites for a small fee. All site fees are payable in advance. Fee includes 2 adults and 2 children. Additional persons are $5.00 per person per day. Maximum occupancy per site is 6 persons. Children are included in occupancy count. No extra fee for children under 2. You must be age 21 to rent a site or cabin. Primary renter must be onsite if any member of their party is onsite.
All visitors must register at the office. There is a $5.00 per person, per day visitor fee. All non-overnight visitors must depart the resort by 10:00 pm.
Day Passes are available Sunday through Thursday, except for holidays. Day Passes allow access to all amenities and the cost is $10.00 per day/per person.
Quiet time is 10:00 pm to 8:00 am. Please respect the privacy of our guests and do not walk through occupied sites. Parents are responsible for the behavior and safety of their children and guests. Trash may be placed at the end of your site for morning pickup. Restrooms, showers and laundry facility are for the use of our guests only. Please remove laundry as soon as it is complete. Do not hang laundry outside your RV or erect clotheslines. The resort is not responsible for any damages to your property. All campers and their guests are responsible for any injury or accident they are involved in.
All RVs and vehicles should be parked on their site pad and not on the grass or streets. Parking so as to protrude into the roadway is prohibited. Only licensed drivers can operate any motorized vehicle in the resort, including golf carts. Parking areas by the restrooms and laundry facility are reserved for those using the facilities. Do not dispose of wastewater on the ground or grass. Wastewater must be disposed of in the sewer receptacle only. Sewer collars must seal to prohibit leaking wastewater. Campfires are permitted in the fire pits only.
Domestic pets (dogs, cats and birds) are welcome. Birds must remain in RV at all times. Aggressive breeds are not allowed. Guests having pets that demonstrate aggressive behavior will be asked to leave. More than 2 pets per site must have management approval. Pets must remain on leash no longer than 6 feet while outside. Pets are not allowed to remain outside unattended. Please pick up pet waste and dispose of properly. Pets are not allowed in any resort building or pool area. Our wildlife, including sea gulls, ducks and geese are not pets. Please refrain from feeding them.
The Pool and Hot Tub is for the use of our guests only. Wristbands are required in the pool area. Pool hours are 10:00 am to 10:00 pm. There is no lifeguard on duty; use at your own risk. Guests must abide by the safety rules posted in the pool area. Only bathing suites are allowed. Infants not potty trained must wear a swimming diaper. Persons under 12 must be accompanied by an adult. Persons under 12 are not allowed to use the hot tub. No food or glass is allowed in the pool area. A shower is required prior to using the pool or hot tub. Sunscreens and oils clog the filtration systems and must be removed prior to entering the pool or hot tub.

As seasoned full time RVers, Ed and Lisa have visited with us on numerous occasions and fell in love with Texas, Lake Livingston, and our campground. They bring with them years of customer service, hospitality, real estate development and broker experience, as well as their love for island time and never meeting a stranger.
Supporting Ed and Lisa are Gregg and Denise Gray, as Assistant Managers. Gregg and Denise are from Kingwood, TX and are no strangers to our campground. They have camped here with their family for many years, escaping the hustle and bustle of the big city and making wonderful memories.
